PUBLIC NOTICE INVITATION FOR SEALED BIDS FOR SALE OF PRIME REAL ESTATE The Eloise C. Ellis Trust hereby invites all who are interested to submit a sealed bid to purchase farm real estate consisting of 85.54 acres, more or less, located in Jefferson County, lowa, Section 26, Township 72 North, Range 1 1 West of the Fifth Principal Meridian, consisting of the following tax parcels: 0526300001, 0526400001, 0526300004, 0526200005, 0526100006, and 0526100003. Each bid should be in a sealed envelope, marked sealed bid, and mailed to Attorney Jerry J. Pepping, 105 7th Street, Silvis, IL 61282 so that it is received by said Attorney for the Trust on or before March 7th, 2023. Sometime after 5 P.M. on March 7th, 2023, all bids will be opened and the bid with the highest purchase price, provided that a sufficient sum is offered, will be selected. The Attorney for the Trust will then mail a proposed Purchase Agreement to the winning bidder and to the Trustee for signature. Such agreement shall provide for the Seller providing an updated abstract of title to the property and a Trustee's Deed delivering clear title to the buyer with the buyer to receive all 2023 farm income and real estate taxes to be prorated as of January 1, 2023. This Invitation for Sealed Bids is not a contract or an offer by Seller. The property will be sold in "AS IS" condition with a closing to be held on or before April 11th, 2023. Upon selection of a bidder, the bidder will be required to deposit $10,000 earnest money at the time the Purchase Agreement is signed and shall provide proof of funds or a loan commitment at the time of signing the Purchase Agreement.
